Short answer: Renting in Portugal as an international student starts with a Portuguese tax number, the NIF. The landlord must communicate the rental contract to the Tax Authority, while a non-EU student using the address for an AIMA residence procedure may need a lease naming them, a recent rent receipt and a separate address declaration—or specific evidence from the educational institution.

Arrange the NIF before signing the rental contract
Portugal’s official migrant housing guide states that a Número de Identificação Fiscal (NIF) is required to conclude a rental contract. It also notes that a landlord may request deposit rent or other security. Because the official guide does not present one universal student guarantee package, ask each verified provider for an itemised requirement instead of assuming every student needs a Portuguese guarantor.
Make sure your legal name, NIF, address, room or unit, dates and rent are correct before signing. If several students share the property, confirm who is actually named as tenant and whether subletting or occupant declarations are permitted.
The landlord must communicate the contract to the Tax Authority
The Portuguese Tax and Customs Authority (Autoridade Tributária e Aduaneira, or AT) states that a landlord must communicate a new, amended or ended urban rental contract. This also covers subleases and a promise to rent followed by delivery of the property. For a new lease, communication using the stamp-duty Model 2 must be made by the end of the month following the start of the rental.
Ask how you will obtain the contract evidence and rent receipts. A signed PDF alone does not prove that the provider completed the tax communication. Keep the agreement, payment trail and official receipts together.
For AIMA, proof of accommodation can require more than an address
AIMA’s current proof-of-accommodation guidance requires the applicant’s own sworn address declaration stating how they occupy the home. When relying on a tenancy, the published route uses a lease identifying the applicant and a rent receipt for the previous month. This is an immigration-document standard for the relevant residence procedure, not a universal pre-booking demand from every EU exchange student.
If the student is not identified in the rental or loan-for-use contract, AIMA lists additional evidence. For special student-accommodation cases, a contract arranged by the school can be supported by a certified declaration naming the students; a university residence can instead provide a certificate from the higher-education institution confirming the student’s right to accommodation. AIMA expressly says certificates from Juntas de Freguesia are not accepted for this proof.
A Portugal-specific document sequence
- Obtain the NIF through the official route. Do this before the contract is prepared.
- Confirm who will be named. If you may need the lease as address evidence, ensure your identity and exact accommodation appear correctly.
- Separate every payment. Request written lines for rent, any advance rent, deposit, utilities and platform or agency fees.
- Sign and retain the contract. Keep the property condition record and payment evidence.
- Check the AT communication. Ask the landlord when the contract will be reported and how you receive the relevant evidence and receipts.
- Build the AIMA file only if it applies to you. Follow the current residence-permit instructions for your category rather than asking an EU exchange student for a non-EU file.
